I’ve been hearing from more clients lately that their homeowners insurance premiums are rising, or worse, they’re being denied their current coverage.  The reason? The age of their roof, particularly if it's a composition shingle roof over 15 years old

Insurance companies are increasingly refusing to provide new policies—or even renew existing ones—for homes with older roofs. Many are switching homeowners from "replacement cost value" (RCV) to "actual cash value" (ACV), meaning they’ll only cover the depreciated value of your roof if you make a claim. This can leave you with a hefty bill if something goes wrong.  Insurers sometimes won't even write a policy if your roof is nearing 20 years old without significant repairs or replacement.

A new roof adds value to your home and can make your listing stand out in a competitive market.

In a 2022 survey by the National Association of REALTORS® (NAR), agents and brokers confirmed that a new roof tops the list of exterior features buyers find most attractive, and I see that with buyers often. That survey also indicated that installing a new roof offers a full 100% return on investment, though I disagree that is always the case.
